Express Portables Ireland - Warranty & Service Terms

Our warranty covers manufacturing-related defects only, under normal use and handling.

For information about our manufacturing processes and quality inspection, please refer to our Quality & Manufacturing page.

1. Warranty Period: 2 Years

We stand by the quality of our modular homes. Express Portables Ireland provides a 2-Year Limited Warranty on:

Structure: The steel frame, chassis, and main structural components.

Fixtures & Fittings: Internal plumbing, cabinetry, flooring, and electrical fittings supplied with the unit.

This warranty is effective from the date of delivery and covers defects in materials and manufacturing workmanship.

2. Service Model & Contractor Liability (Turnkey Product)

We pride ourselves on providing a "Turnkey Product" — meaning the unit itself is complete and ready for use upon delivery. However, to offer the most competitive pricing and local flexibility, we operate under the following terms regarding installation:

Independent Contractors: While we may recommend or coordinate with third-party contractors for site preparation, crane hire, or utility connections (water/electricity/sewage), these services are performed by independent entities.

Customer Responsibility: The customer assumes full responsibility for:

Engaging and paying third-party contractors directly (unless otherwise agreed in writing).

Ensuring the site is level, accessible, and prepared according to our specifications before delivery.

The quality and compliance of any on-site work performed by third parties. Express Portables is not liable for defects or delays caused by site contractors.

3. Warranty Resolution: "Parts Only" Policy

To ensure efficient service across Ireland, our warranty claims are primarily resolved on a "Supply of Parts" basis:

Parts Supply: In the event of a valid warranty claim (e.g., a faulty tap, hinge, or panel), Express Portables will ship the replacement part directly to the customer free of charge.

Installation: The customer is responsible for arranging a local tradesperson (handyman, plumber, or electrician) to install the replacement part. We do not cover the labor costs for minor repairs unless the defect is a major structural failure requiring specialist intervention.

Note: This ensures you get the part quickly without waiting for a centralized service team to travel to your location.

4. Exclusions (What is not covered)

Damage resulting from improper site preparation (e.g., unlevel ground causing door misalignment).

Issues arising from connections made by local electricians or plumbers.

Normal wear and tear, or damage caused by storms/extreme weather.

Corrosion due to lack of maintenance (especially within 5km of the coastline).

Our warranty covers manufacturing-related defects only, under normal use and handling.
